Item 6D Department of Planning & Development Services S T A F F R E P O R T January 27, 2010 CASE NO: ZA09-067 PROJECT: Plat Revision for Lots 4R & 5R, Block 1, Jellico Square REQUEST: On behalf of Armstrong Southlake Randoll Mill, LP, Winkelmann and Associates Inc. is requesting approval or a Plat Revision for existing Lots 4 and 5, Block 1, of the Jellico Square addition. The purpose of this replat is to reconfigure the lot boundaries to accommodate the day care (under Planning Case ZA09-068), keep the detention pond within the Armstrong ownership and abandon easements located along the previous lot lines. The area encompasses 3.8 acres with Lot 4R being 1.68 acres in size and Lot 5 being 2.12 acres in size. There is a variance being requested with this application to the requirement under section 8.01.A of the City’s Subdivision Ordinance: “Every lot shall abut a public or private street.” The applicant is proposing for Lot 5R to take access from a common access drive off of Randol Mill Avenue.
