Plat Extension for Morrison Office Park Final Plat
PROJECT:
REQUEST: On behalf of The Morrison Group, Adams Engineering, Inc. is requesting approval of a
variance to the Subdivision Ordinance No. 483, Section 4.01(I) (Plat Expiration), as
amended, and is requesting that the validity of Case No. ZA06-154, Final Plat for
Morrison Office Park, be extended for an additional six months from the date of City
Council’s action on the extension request.
Section 4.01(I) states that a Final Plat which has not been recorded in the County Plat
Records within one year of the date of approval shall expire. The Final Plat was
approved by the Planning & Zoning Commission on October 19, 2006. Final plats for
subdivisions requiring the installation of streets and utilities are typically not recorded
until these improvements have been installed and are ready to be accepted by the City.
This insures that street right-of-ways and easements are correctly shown based on as-
built conditions and also insures that all the new lots of record are properly served by
streets and utilities. The final plat for this development has not been recorded due to
construction delays and has thus expired.
The applicant is requesting an extension of six months from date of plat extension
approval. If approved, the new expiration date for the final plat of Morrison Office Park
would be April 7, 2009.
