Emphasis is placed on symmetrical facades, continuous first floor heights, doors and windows in repetitive bays, transparent first floor retail, and a facade developed as a series of bays brings a connected architectural form to the Plaza. The timeless nature of the place is brought to life by the use of true materials and an acute attention to detail. Architectural Form A Hines im F Common architectural materials are utilized throughout the community and provide continuity that will help create the sense of place. In keeping with the project's vision, materials and elements of buildings will be stylized consistently with French Renaissance style of architecture. Although buildings will vary, the design should support a unified community image rather than be singular to a specific building. Elements and materials not described below will be evaluated individually by the DRC, provided they are consistent with the project theme, character, and quality. Common Architectural Elements Hines Exterior Finish Colors Building colors will be selected to support a common architectural theme and to promote a strong community image. In general, building materials having soft tones and warm natural colors will be appropriate for all structures in Carillon. Black is permitted for use as an accent color and on street furniture and lighting, but is not to be used as a primary building color. All proposed colors shall be submitted for approval. The following is a list of colors that are generally acceptable for expressed architectural features: •Stone: Regionally quarried colors of natural whites, greys, and light tans (no garish colors are permitted) •Brick: Earth tones, warm reds and natural colors •Stucco: Warm Whites, Buffs, Beiges, Creams Hines 1 ;Ell E INJ N�w - The following are standards for roof design in Carillon. In general, all roof configurations should exhibit some combination of the following: -Roof forms are limited to parapet, mansard, or hipped. -Flat roof systems shall include parapet walls or partial roofs for screening roof vents and roof mounted mechanical equipment or, in the case of a parking garage, cars. -Pitched roofs shall create eaves for shadows and rain protection. Overhangs are encouraged to be constructed as `'3thA dAi1'd X1A'Iiitectural accents, anQ protruae a ninilmum oI 12 inches from the primary building facade. -All protrusions will be measured from the primary building facade or incorporate an architectural parapet or dormer windows that enhances the architectural quality of the vision. -Appropriately scaled roof articulation, including chimneys and dormers, are encouraged to add interest to the roof profile. Roof Form Hines Appropriately scaled architectural features create visual interest and add diversity to building facades. These features shall be painted a color complimentary to the primary building facade. Metal or wrought iron features shall also be painted a color complementary to the building facade, unless a decorative finish is intended (e.g., patina). A galvanized finish is not allowable on any architectural feature. Accent Features Hines Thoughtful design of the doors and windows incorporated into a building facade is pivotal to promoting a strong architectural presence in a community. Doors and windows shall be designed to reinforce the architectural vision of Carillon. All windows should be detailed with architectural elements such as projecting sills, pop -outs, lintels, pediments, etc. Doors, Windows & Glass Hines W_ Gutters and downspouts shall be used to control runoff from roof surfaces. They shall be incorporated into the building design as refined elements, and when pragmatic should be placed at corners of buildings. Downspouts in Carillon shall incorporate splash guards and be connected to a storm drainage system. Gutters & Downspouts Hines Awnings provide signage opportunities while enhancing the street life in the Plaza District. They add color and interest to building storefronts and facades and can be used to emphasize display windows and entrances. Awnings, also serve as a unifying architectural element. Alternatives to awnings would include verandas, arcades and colonnades.
