PROJECT: Specific Use Permit for an Accessory Building for Southlake Assembly of God
REQUEST:
On behalf of Southlake Assembly of God, Shrickel, Rollins and Associates, Inc. is
requesting approval of a specific use permit for an accessory storage building for the
church’s property located at 101 East Highland Street. This application is being
processed concurrently with a site plan application for expansion of the church and a
parking area (see case ZA09-050). The current zoning is “CS” Community Service
District.
The details of the building are as follows:
The size of the building is approximately 18’ x 20’ with a height of
approximately 13’2”.
The building exterior will be brick to match the existing building.
Due to the limited scope of this request, a review summary was not generated.
BACKGROUND:
Ordinance No. 480-VVV, approved by City Council on August 5, 2008, created Section
45.1(44) and 45.16, requiring City Council approval of a Specific Use Permit for
accessory buildings in non-residential zoning districts.
ACTION NEEDED: 1. Conduct public hearing.
2. Consider specific use permit approval.

A special exception use permit for a church and church related activities was
approved on September 4, 1984 (ZA84-39).
The zoning was changed from “AG” Agricultural District to “CS” Community
Service District with the adoption of Comprehensive Zoning Ordinance 480 in
1989.
A plat revision to subdivide Lot 1, Block 1, Southlake Assembly of God Addition
into Lots 1R1 and 1R2, Block 1, Southlake Assembly of God Addition was
approved by City Council on October 20, 2009. The plat revision has not been
filed.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE PERMIT FOR
AN ACCESSORY BUILDING ON NON-RESIDENTIAL PROPERTY
WITHIN THE CITY OF SOUTHLAKE, TEXAS, LOCATED AT 101
EAST HIGHLAND STREET, BEING LEGALLY DESCRIBED AS LOT
1, BLOCK 1, SOUTHLAKE ASSEMBLY OF GOD ADDITION,MORE
FULLY AND COMPLETELY DESCRIBED IN EXHIBIT “A”, AND AS
DEPICTED ON THE APPROVED SITE EXHIBIT ATTACHED
HERETO AND INCORPORATED HEREIN AS EXHIBIT “B” AND
PROVIDING AN EFFECTIVE DATE.
WHEREAS
, a Specific Use Permit for an accessory building on non-residential property has
been requested by a person or corporation having a proprietary interest in the property zoned as
“CS” Community Service District; and,
WHEREAS
, in accordance with the requirements of Section 45.1 (44) of the City’s
Comprehensive Zoning Ordinance, the Planning and Zoning Commission and the City Council
have given the requisite notices by publication and otherwise, and have afforded the persons
interested and situated in the affected area and in the vicinity thereof; and,
WHEREAS
, the City Council does hereby find and determine that the granting of such
Specific Use Permit is in the best interest of the public health, safety, morals and general welfare of
the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted for an accessory building on non-residential
propertylocated at 101 East Highland Street, being legally described as Lot 1, Block 1, Southlake
Assembly of God Addition, an addition to the City of Southlake, Tarrant County, Texas, according
to the plat recorded in Volume 388-197, Page 39, Plat Records, Tarrant County, Texas, more fully

and completely described in Exhibit “A”, and as depicted on the approved Site Exhibit attached
hereto and incorporated herein as Exhibit “B” and providing an effective date, subject to the
provisions contained in the comprehensive zoning ordinance and the restrictions set forth herein.
The following specific requirements and special conditions shall be applicable to the granting of
this Specific Use Permit:

SECTION 2.
This resolution shall become effective on the date of approval by the City Council.
