Architectural Vision Hines
Uncompromising in details, the form of the
French Renaissance is rooted in Classic Greek
and Roman Architecture. Emphasis is placed on
symmetrical facades, continuous first floor
heights, doors and windows in repetitive bays,
transparent first floor retail, and a facade
developed as a series of bays brings a connected
architectural form to the Plaza. The timeless
nature of the place is brought to life by the use of
true materials and an acute attention to detail.

Common architectural materials are utilized
throughout the community and provide continuity that
will help create the sense of place. In keeping with the
project's vision, materials and elements of buildings will
be stylized consistently with French Renaissance style of
architecture. Although buildings will vary, the design
should support a unified community image rather than

materials not described below will be evaluated
individually by the DRC, provided they are consistent
with the project theme, character, and quality.

Building colors will be selected to support a common
architectural theme and to promote a strong community image.
In general, building materials having soft tones and warm
natural colors will be appropriate for all structures in Carillon.
Black is permitted for use as an accent color and on street
furniture and lighting, but is not to be used as a primary
building color.
All proposed colors shall be submitted for approval. The
following is a list of colors that are generally acceptable for
expressed architectural features:
•Stone: Regionally quarried colors of natural whites, greys, and
light tans (no garish colors are permitted)
•Brick: Earth tones, warm reds and natural colors
•Stucco: Warm Whites, Buffs, Beiges, Creams

The following are standards for roof design in Carillon. In
general, all roof configurations should exhibit some combination
of the following:
-Roof forms are limited to parapet, mansard, or hipped.
-Flat roof systems shall include parapet walls or partial roofs for
screening roof vents and roof mounted mechanical equipment
or, in the case of a parking garage, cars.
-Pitched roofs shall create eaves for shadows and rain
protection. Overhangs are encouraged to be constructed as
substantial architectural accents, and protrude a minimum of 12
inches from the primary building facade.
-All protrusions will be measured from the primary building
facade or incorporate an architectural parapet or dormer
windows that enhances the architectural quality of the vision.
-Appropriately scaled roof articulation, including chimneys and
dormers, are encouraged to add interest to the roof profile.

Gutters and downspouts shall be used to control runoff
from roof surfaces. They shall be incorporated into the
building design as refined elements, and when pragmatic
