REQUEST: On behalf of Bosworth Farms II, L.P., CIVILworks Engineering is requesting approval
of a seven-lot plat revision of 5.54 acres for the development of six residential lots and
one open space lot to be dedicated as public park property. The plat revision is
consistent with the Development Plan approved by City Council on June 17, 2008.

CURRENT ZONING: RPUD – Residential Planned Unit Development
HISTORY: -A zoning change and development plan (ZA07-058) from “AG”
Agricultural and “I-1” Light Industrial to “R-PUD” Residential Planned
Unit Development was approved by City Council on June 17, 2008.
P&Z ACTION: The case will go before the Planning and Zoning Commission on
November 6, 2008.
STAFF COMMENTS: Plat Review Summary No. 2 is attached. A development plan (ZA07-
058) was approved by City Council on June 17, 2008, subject to the
following conditions:
Approved by P&Z (6-0) May 22, 2008, subject to the Park
Board review and conditions set forth in Development Plan
Review Summary No. 5, dated April 30, 2008; provide one
common driveway for Lots 1 and 2; to ensure that Lots 22A, 22,
23, 24, and 25 to be dedicated as open space/parkland as
shown on the development plan; also recognizing the
applicant’s willingness to explore and present connectivity
options for the sidewalk on the east boundary to include a
connection with at least a box culvert and a pedestrian bridge
as well as any other options; granting requested variance; and,
requiring the applicant to submit a detailed landscape plan for
the open space/parkland portion.
Approved by Cit y Council at first reading (6-0) June 3, 2008,
subject to the recommendations of the Planning and Zoning
Commission; noting the applicant’s agreement to enter into a
developer’s agreement which will entail the installation of a
footbridge along Continental Boulevard within the city right-of-
way subject to reimbursement by the city within that
developer’s agreement; subject to Development Plan Review
Summary No. 5, dated April 30, 2008; and requiring developer
to bring back a more detailed landscaping plan for the park by
the second reading.
Approved by City Council at second reading (7-0), June 17,
2008, subject to the recommendations of the Planning and
Zoning Commission; subject to Council’s motion from first

reading; subject to the changes recommended by staff this
evening on the landscape plan for the open space and park;
and subject to Development Plan Review Summary No. 5,
dated April 30, 2008.
The plat is consistent with the development plan that was approved by
City Council on June 17, 2008.

1.The following changes are needed regarding the proposed lotting:
a.The following lot is missing lot dimensions or bearings: A dimension is missing on a portion

2.Include “… easements and parks shown thereon..” in the dedication statement.
3.A minimum finished floor should be provided for both Lot 21R, Block 1 and Lot 2, Block 2.
4.Provide easements for water, sewer and/or drainage in compliance with approved construction plans.

from each taxing authority must be provided to the City prior to filing this plat in the County records. A
copy of this information may be obtained from the Tarrant county Tax Assessor/Collector’s Office
located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service
charge of $10 per account for this certificate. For more information contact the Assessor/Collector’s

* We recommend this plat not be filed until the construction plans have been substantially approved.

Agreement for this addition should consider streets, drainage, park dedication requirements and fees,
