Sign Variance for Guaranty Bank
PROJECT:
REQUEST: Chandler Signs is requesting a variance to the Shady Oaks Office Park Conditional
Sign Permit to allow a monument sign for Guaranty Bank. Guaranty Bank is located at
600 West Southlake Boulevard, Suite 110 at the intersection of W. Southlake
Boulevard and Shady Oaks Drive. In 2006, City Council granted a Conditional Sign
Permit for Shady Oaks Office Park to allow one monument sign for the development
along Southlake Boulevard and two monument signs within the development.
Guaranty Bank proposes to place a fourth monument sign at the intersection of W.
Southlake Boulevard and Shady Oaks Drive. Because the conditional sign permit
allows only three monument signs for the development, a variance is required to allow
an additional monument sign for Guaranty Bank. This item appeared before the City
Council on July 15, 2008 and was tabled to allow the applicant time to consider a
different design. A revised plan is included with this staff report.

BACKGROUND INFORMATION
APPLICANT: Chandler Signs on behalf of Guaranty Bank
PROPERTY SITUATION: Shady Oaks Office Park is located at 600 through 660 West Southlake
Boulevard, at the northwest corner of Shady Oaks Drive and West Southlake
Boulevard. Guaranty Bank is located at 600 West Southlake Boulevard, Suite
110.
STAFF COMMENTS: The sign criteria, site plan and application are attached to this report.
COUNCIL ACTION: July 15, 2008; Approved to Table (6-0) until a different design could be
provided.
October 7, 2008; Approved to Table (6-0) at the applicant’s request.
