Item 7A (2)Item 7C is a Zoning Change and Site Plan request by Realty Capital Corporation for the development of 64,990 square feet of retail and office at 1001 E. Southlake Blvd. 1 And the future land use is Office Commercial and Medium Density Residential. The Southlake 2025 Plan recommends these two land uses be master-planned together. The Plan states that, “restaurant and other retail projects may be considered if these proposals are pedestrian oriented and cohesive with the surrounding development.” 2 To that end, an Transition optional land use was also given to this and surrounding properties. 3 The property is currently zoned “AG” Agricultural. 4 The zoning request is for a portion of the existing parcel boundary. The area highlighted in white is the area with S-P-2 zoning proposed. The remainder of the tract will remain AG at this time.
