Conditional Sign Permit for 280 Sports Complex
PROJECT:
REQUEST: The 280 Sports Complex building is located at 280 Commerce Street. The
conditional sign permit proposes up to eleven attached signs on the east façade of
the building facing Commerce Street. This would allow up to two signs on each
façade panel above the awnings, and single attached signs at each end of the façade
and in the center. There are potentially seventeen tenant spaces within the building.
Only six tenants actually have frontage on this façade per the attached floor plan,
therefore only six attached signs are permitted. The variance would allow up to four
additional signs on the east façade facing Commerce Street. In addition, the
applicant is requesting a variance to maximum sign width. The requested variances
are as follows:

Except for the main building sign “280 Sports Complex” the applicant proposes to
comply with letter size. The lettering shown for the individual tenants is proposed at
18 inches. A maximum of 20 inch letters and 25 inch logos would be permitted under
the sign ordinance. Additionally, all lettering will be consistent in color and font. In
response to comments received at the September 2, 2008 City Council meeting, the
applicant has provided a revised rendering of the east elevation as well as a
rendering of the existing “280 Sports” sign. The new plan increases the letter height
of “280 Sports” from 22.5 inches for the logo “280” and 12 to 18 inches for “Sports” to
24 inch letters for “280 Sports Complex”. However, the applicant has indicated they
intend to keep the existing sign for the time being.
