Proposed S-P-2 Zoning Regulations
This “S-P-2” Detailed Site Plan Zoning District shall follow the uses set forth in the “C-2” Local Retail Commercial District, with the following additions:
Commercial art galleries
Music or record shops
Piano stores, musical instruments and supplies
Hobby shops
Taverns and clubs (SUP)
Toy stores

This “S-P-2” Detailed Site Plan Zoning District shall follow the regulations set forth in the “C-2” Local Retail Commercial District, with the following exceptions:
A parking ratio of 1 space per 200 square feet
Building height limited to 50’ and two stories
Outdoor restaurant seating allowed for Buildings A, B, C and D
Buildings less than 6000 sq. ft are not required to have a pitched roof
No setbacks required except:
- 50’ setback along Southlake Boulevard
- 15’ setback along Plaza Boulevard
- 15’ setback along east property line
- 25’ setback along Zena Rucker Road
No bufferyards required except:
-20’ bufferyard along Southlake Boulevard
-10’ bufferyard along east property line
-10’ bufferyard along south property line
Impervious coverage for the overall plan shall be 75%, with no maximum impervious coverage for individual lots
Design guidelines are the same as the “DT” Downtown District
