PROJECT: Alpine Materials Site Plan
REQUEST:
Blake Architects on behalf of Alpine Materials is requesting approval of a Site Plan
for the reconstruction of a 1,800 square foot building on Lot 5A of the Brumlow
Industrial District. The purpose of the site plan is to replace an existing ±1,800
square foot wood and metal warehouse building with a 1,800 square foot masonry
office building. There are no other changes being proposed to this site.
VARIANCES:
As a part of this request the following variances are being requested:
1) Roof Design Standards for Residential Adjacency: All structures having a 6,000
square feet or less footprint shall be constructed with a pitched roof. The
applicant is proposing a flat roof with parapet.
ACTION NEEDED: 1) Conduct Public Hearing
2) Consider Site Plan Approval Request

Multi-Use Trail is programmed along the
west side of Brumlow Avenue and an On-
Street Bikeway is planned with future
roadway improvements. There is no existing
sidewalk along this side of Brumlow Avenue until the Warwick Green
subdivision of Timarron. Typically a plan requiring a council approved site
plan requires installation of the sidewalk with new development. Because
of the limited scope of this request, the sidewalk requirement is not
considered roughly proportional by staff and is thus not required.
TRANSPORTATION
ASSESSMENT:
Master Thoroughfare Plan
The Master Thoroughfare Plan designates Brumlow Avenue as an A4D 4
lane divided principal arterial. Currently however, Brumlow Avenue is a
two lane undivided roadway and there is no planned widening in the near
future.
Existing Roadway Network and Conditions
As mentioned previously Brumlow Avenue is currently a 2 lane undivided
arterial with 57' of right-of-way adjacent to the subject property.

TREE PRESERVATION:
The construction of the building will not affect any existing trees on site
and will be built on the existing pad site of the building that exists there
today.

December 17, 2009; Approved (6-0), granting the variance to the Roof
Design Standards for Residential Adjacency allowing for a flat parapet roof
rather than the required pitched roof and subject to Site Plan Review
Summary No. 2, dated December 11, 2009.
