Request: Approval of first reading for a Zoning Change and Concept Plan that will allow an expansion of approximately 18,000 SF on the east side of the existing hospital building and allow 30 parking spaces to be constructed under the future medical office building in Phase Two. The north bufferyard shall be a 20 foot – Type “M” bufferyard. Allow the carport (canopy) for physician’s parking. Allow for medical retail such as pharmacy and durable medical goods. Allow for a front setback for the Phase II 2-story MOB to be no less than 5 feet. Zero lot lines shall be permitted between the 2-story medical office building and the 1-story hospital in Phase I. Allow for a regulation that bufferyards along interior lot lines shall not be required. Allow for reducing the parking requirement on the Phase II medical office building to one space per 181 SF of floor area.
