Funding
Funding Source = Tarrant County Tax-Exempt Municipal Revenue Bonds
Following a lengthy application & qualification process, in Oct of 2009, the Tarrant County Cultural Education Facilities Finance Corporation, on behalf of Tarrant County, TX, adopted
a Resolution accepting Lifestyle Center of Southlake’s application to issue one or more series of its tax-exempt revenue bonds.
Bond Specifics
Uses of the bond are limited to providing Health Facilities as authorized under Chapter 221 of the Texas Health and Safety Code & Cultural Facilities for the purposes stated under
the Texas Cultural Education Facilities Finance Corporation Act, Vernon’s Tax. Rev. Stat. Ann. Art. 1528m
The ‘tax–exempt’ nature of the bonds as approved applies only to the income tax normally owed by the bond holders to the IRS – all normal and customary property taxes due to the applicable
taxing authorities remain in place

Assisted Living Facilities (ALFs) provide supervision or assistance with Activities of Daily Living (ADLs); coordination of services by outside healthcare providers; and monitoring of
resident activities to help to ensure the health, safety, and well-being of the residents.
Assistance includes the administration of various medical or personal care services provided by a trained staff.
An Assisted Living Facility is not a nursing home or Skilled Nursing Facility (SNF) and its residents do not need the 24-hour medical care provided by those types of facilities.
Assisted living is a philosophy of care and services promoting independence and dignity.

Our planned facility will staff approximately 12 – 15 employees.

Per City of Southlake Parking Ordinance, the ALF is parked at 1 space per maximum bed count.

Per the Dean, we are anticipating a facility with twelve (12) classrooms accommodating forty (40) students.

Storm water will be managed through a carefully designed combination of site runoff, underground storm drain, and storm water detention.
The proposed storm water design will accommodate the interim existing conditions while providing logical connection points for future off-site development.
The planned underground storm water detention system, designed to remain empty between rainfall events, will limit discharge to match existing runoff rates.
