Item 4O audio1 2 3 4 The lot to be rezoned is just north of the Washington Mutual lot. 5 6 7 8 9 10 This is the Phase I Site Plan that was approved May 11, 1999. 11 This is the Site Plan for Phase I that was approved August 2, 1999. The Phase I building and the shaded drives and parking are what is existing today. 12 The is the Site Plan that was approved by P&Z on December 4, 2008. The 10,548 sq ft phase II building is shaded in gray and the added parking and driveways are shown to the north. The lot to the west has been acquired for future parking to be added as part of Phase III. It is currently zoned C3, general commercial and the requested zoning is CS, Community Service to match the existing lot. The driveways and parking are shown on this plan to satisfy the requirement for a concept plan or site plan with a zoning request. The southern driveway on to Corporate Circle created some driveway spacing issues with the existing drive for Washington Mutual, and it has been removed from the plan. The plan is consistent with the approved concept plan. 13 The is the revised site plan showing just one driveway on Corporate Circle and with landscape parking islands added. Also shown is the connection to Lot 13, Block 6 to the north as stipulated in the P&Z motion. The 8’ multi use trail is shown along Southlake Blvd extending to the east property line and it will be added as part of this phase. 14 These are the north and east elevations. The brick will match the existing building. Variances to the vertical articulation requirements were approved by P&Z. 15 This is the west elevation. A variance was also approved for this elevation. 16 This is the tree conservation plan. Six Crape Myrtles will be removed north of the existing building along with a 10” cedar elm and a 6” cedar. 17 This is the color landscape plan. The P&Z motion included a stipulation that street trees be added along Corporate Circle. The Landscape Administrator visited the site and recommends Live Oaks to be planted at 20’ to 25’ spacing to match the existing trees.
