Item 4J Department of Planning & Development Services S T A F F R E P O R T December 9, 2009 ZA08-104 CASE NO.: Plat Extension for Southlake Regional Medical Center PROJECT: REQUEST: LandPlan Development Corporation is requesting approval of an extension to the expiration of the plat revision for five (5) lots on 30.018 acres for Southlake Regional Medical Center. Southlake Regional Medical Center is located at 335 E. State Highway 114 and 440 E. Highland St and was approved as a “S-P-2” Generalized Site Plan District subdivision. Plat Revision A which has not been recorded in the County Plat Records within one year of the date of approval shall expire. The Plat Revision was approved by the City The applicant is requesting to extend the validity of Council on January 20, 2009. the Plat Revision for an additional one year until January 20, 2011. Highland St. LEGAL DESCRIPTION: The remainder of Block 1, Brightbill Addition, an addition to the City of Southlake, Tarrant County, Texas and Tracts 3E1A, 3E1B and 3E1C, Larkin H. Chivers Survey, Abstract No. 300, Tarrant County, Texas. LAND USE CATEGORY: Retail Commercial, Office Commercial, Medium Density Residential, 100-Year Floodplain CURRENT ZONING: “S-P-2” Generalized Site Plan District HISTORY: -A plat for the Brightbill Addition was filed of record prior to annexation into the City. -"SF-1A" zoning was placed on a portion of the subject property with approval of Comprehensive Zoning Ordinance No. 480 on September 19, 1989. -A zoning change and concept plan from “AG” Agricultural and “SF-1A” Single Family Residential to “S-P-2” Generalized Site Plan was approved by City Council on July 17, 2007. - A plat revision was approved by City Council on November 14, 2008. STAFF COMMENTS: Subdivision Ordinance No. 483, Section 4.01I Expiration of Plats: 1. All other plats: A Final Plat, Plat Revision, Amended Plat or a Plat Showing which has not been recorded in the County Plat Records within one year of the date of approval shall expire. 2. Extensions: The City Council may extend the expiration date of an approved plat upon written petition for such extension by the owner prior to the expiration of the plat but not to exceed one (1) year.
