Item 6A Department of Planning & Development Services S T A F F R E P O R T October 14, 2009 CASE NO: ZA09-038 PROJECT: Site Plan for 175 Miron Drive – Roof Improvements REQUEST: On behalf of Nalia & Shezad Malik, Lonardo Construction is requesting the approval of a Site Plan to revise the roof of an existing building at 175 Miron Drive from a flat-type metal roof to pitch-type standing-seam metal roof. The overall height of the building (roof ridgeline) would increase from fourteen feet (14’) to twenty-five feet (25’) if approved. Staff considered this request “a change in the character of the development” within the Residential Adjacency and thus deferred approval to the Planning & Zoning Commission and City Council. No variances or other site revisions are proposed with this site plan request. A plat for Lot 2, Block 1, Miron Addition (1.16 acres) was filed March 3, 1993 (ZA92-056). A plat for Lot 2R1, Block 1, Miron Addition (0.604 acres) was filed November 20, 1998 (ZA97-177). SOUTHLAKE 2025 PLAN/ STRATEGIC LINK: Quality Development PATHWAYS MASTER PLAN: There are currently no sidewalks on Miron Drive nor on Southlake Blvd in this vicinity. Because of the limited scope of this request, the sidewalk requirement is not considered roughly proportional by staff and is thus not required. WATER & SEWER: The site is currently served by a 6” sewer line in Miron Drive and an 8” water line in Miron Drive. P&Z ACTION: September 17, 2009; Tabled (6-0) to October 8, 2009. October 8, 2009; Approved (5-2), subject to Staff Report dated October 2, 2009. STAFF COMMENTS: The applicant is to label the type of roofing material on the plan submitted. If proposing a standing seam metal roof, it must have a non-metallic factory applied matte finish. Because of the limited scope of this request, no staff review has been generated. All building materials and construction methods must meet the currently adopted International Building Code and zoning regulations.
