Roberts, the property owner at 612 Northwood Trail, is requesting a Plat Revision for Lot 6R, Block 52, Timarron Addition, Northwood Park, Phase One, being a revision of Lot 6, Block 52, Timarron Addition, Northwood Park, Phase One, an addition to the City of Southlake, Tarrant County, Texas. The purpose of the plat revision is to abandon five feet (5’) of the existing ten foot (10’) utility easement along the south property line. A swimming pool that was recently added was erroneously placed in the utility easement. Water and sewer for the property exist at the front of the lot along Northwood Trail and the applicant has obtained permission from all franchise utilities to abandon five feet (5’) of the existing easement. TRANSPORTATION ASSESSMENT: Since the plat revision is not changing the number of lots, there will be no change to the traffic impact. PATHWAYS MASTER PLAN: A sidewalk is not required with this plat revision because sidewalks are not existing on both sides of the lot and the lot is not located within 1,500 feet of a public or private school on the same side of the street. WATER & SEWER: Water and sewer are located along Northwood Trail at the front of the lot. TREE PRESERVATION: No trees will be affected with this plat revision.
