PROJECT:Sign Variance for Let’s Makeup
REQUEST:
Cencor Realty Services, on behalf of Let’s Makeup, is requesting an amendment to the
Shops of Southlake Conditional Sign Permit regulations for maximum letter and logo
height. The subject property is located at 1431 East Southlake Boulevard, Suite 525.
The applicant is requesting a maximum letter and logo height of 22 inches for two
attached signs. The Shops of Southlake Conditional Sign Permit limits tenants that are
less than 301 feet from the R.O.W. to 18 inch letters and logos. The applicant is
proposing one sign on the north elevation facing East Southlake Boulevard and a
second sign on the south elevation facing the internal drive. Both signs will have the
same dimensions.
The specific variance request is as follows:

Sign Variance Application
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign
variance:
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or
practical difficulty on the applicant.
Adhering to all of the requirements of the City’s current sign regulation will create a hardship for
Lets Makeup to maintain their marketing identity and strategies.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to
the affected property and is not self imposed.
The attached sign elevation exhibits illustrate that the size and configuration are in proportion
with the overall building architecture.
3. That the variance will not injure and will be wholly compatible with the use and
permitted development of adjacent properties.
This variance will not injure the adjacent properties. Lets Makeup sign plan is consistent with
surrounding developments.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
Lets Makeup’s sign size and configuration adhere to the spirit of the sign ordinance with
regard to proportion and architecture of the building.
