PROJECT: Site Plan for Shade Structures at Durham Elementary and Intermediate
Schools
REQUEST:
On behalf of Carroll ISD,USA Shade & Fabric Structures is requesting approval of a
site plan to allow four additional shade structures behind Durham Elementary and
Intermediate Schools. One 18’ x 18’ shade structure currently exists on the property.
The applicant is proposing to add three 18’ x 18’ and one 40’ x 40’ shade structures for
a total of approximately 2,572 square feet.
VARIANCE
REQUEST:
Per Zoning Ord. 480, Section 43.13(a) (2), membrane-type roofs are not permitted for
structures lying within the residential adjacency overlay district. A variance to allow
the cloth-type shade structure roofing material as shown in the attached exhibit is
requested.
ACTION NEEDED: 1) Conduct a public hearing

PATHWAYS
MASTER PLAN:
A 6 foot wide sidewalk is currently constructed along the east side of Shady
Oaks Drive.
WATER & SEWER:
Water and sewer service are existing. No new extensions or modifications are
needed.
DRAINAGE ANALYSIS:
The proposed structure should not have an impact on existing storm water run-
off or systems.
TREE PRESERVATION:
No tree removal is proposed.
P&Z COMMISSION:
August 6, 2009, Approved (5-0) granting the variance for membrane-type
material for shade structures in residential overlay districts.
STAFF COMMENTS:
Membrane-type roofs are not permitted. A variance to allow a cloth-type roof is
requested. There are no other review comments.
