REQUEST:
Transportation Technology Services is requesting approval of a Site Plan to add eight
(8) parking spaces and related landscape improvements to an existing office building
site located at 175 Westwood Dr.
Variance Request
Requirement
Given the proposed number of parking spaces (25), Section 5.2.d of Driveway
Ordinance No. 634 requires a minimum driveway stacking depth of eighteen feet (18’)
plus the required bufferyard width (10’). Therefore, twenty-eight feet (28’) is required
for driveway stacking.
Request
The applicant is proposing a driveway stacking depth of twenty-two feet nine inches
(22’9”).
ACTION NEEDED: 1) Conduct a public hearing
2) Consider approval of a site plan

MASTER PLAN:
The applicant is proposing the required 5’ sidewalk along Westwood Drive.
WATER & SEWER:
There is an existing 6” water line that the applicant will continue to utilize using
a 1” water meter. There is also a newly-installed 8” sewer line in Westwood
Drive that the applicant will have available to them to tie onto at their
convenience. The building is currently serviced by an on-site sewage facility
(OSSF).
DRAINAGE ANALYSIS:
This site drains primarily northeast towards Southlake Boulevard.
TREE PRESERVATION:
No existing trees will be removed with the addition of these parking spaces.
P&Z COMMISSION:
August 6, 2009, Approved (5-0) granting the variance to driveway stacking and
subject to Site Plan Review Summary No. 1, dated July 31, 2009.
STAFF COMMENTS:
Pattie Minder, the SPIN representative for SPIN Zone 8, e-mailed residents in
the Woodland Heights addition asking if they supported the proposed parking
addition. The responses that were e-mailed to Pattie are attached. Also
attached is Site Plan Review Summary No. 1, dated July 31, 2009.

SITE PLAN REVIEW SUMMARY NO. 2, DATED AUGUST 11, 2009
LANDSCAPE COMMENTS:
* The required plant material must be installed at both ends of the proposed parking spaces. The
required parking lot landscape areas shall contain a minimum of one (1) canopy tree with the
remaining area in shrubs, ground cover, ornamental grasses, seasonal color, or a combination of
these plant materials. The areas shall have a minimum width of 12’ and shall be equal to the length of
parking stall.
INFORMATIONAL COMMENTS:
* All lighting must comply with the Lighting Ordinance No. 693, as amended.
* All development must comply with the Drainage Ordinance No. 605 and the Erosion and Sediment
Control Ordinance No. 946, as amended.
* The applicant should be aware that prior to issuance of a building permit a Plat must be processed
and filed in the County Plat Records, a fully corrected site plan, landscape plan, irrigation plan,
and building plans, must be submitted for approval and all required fees must be paid. This may
include but not be limited to the following fees: Park Fee, Perimeter Street Fee, Water & Sewer
Impact and Tap Fees, and related Permit Fees.
