REQUEST:
S&S Land Holdings, L.L.C. and Acres Development Corporation are requesting
approval of a site plan fora 5,756 square foot dental and professional office building.
The property is located at 165 Stonebridge Lane, being Lot 2R-2, Block 1, Stonebridge
Park Addition and being approximately 0.614 acres. The site plan is compliant with the
approved zoning and concept plan for Stonebridge Park.

HISTORY:
-A change of zoning to “S-P-2” Generalized Site Plan District was approved
for Stonebridge Park by City Council on September 18, 1996.
-City Council approved a preliminary plat for Stonebridge Park on October 7,
1997.
-P&Z approved a final plat for Lots 2 – 6 on January 22, 1998.
-City Council approved a change of zoning to “S-P-2” and concept plan on May
3, 2005.
-A revised preliminary plat and plat revision were approved by City Council on
April 18, 2006.
City Council approved a zoning change and concept plan for Lots 2R-1, 2R-2,
and 3R-1 February 5, 2008.

Office
The future land use designation is Office Commercial. The
Commercial
category is a commercial category designed and intended for
the exclusive use of office and limited office-related activities. It is
established for and will be allocated to those districts best suited for
supporting commercial activity of an office character. It has been
established to encourage and permit general professional and business
offices of high quality and appearance, in attractive landscaped
surroundings with the types of uses and design exterior appearance so
controlled as to be generally compatible with existing and future adjacent
and surrounding residential development. Properties with this designation
may serve as a transition between established residential neighborhoods,
major roadways, and retail development. Other suitable activities are those

TRANSPORTATION
ASSESSMENT:
The Master Thoroughfare Plan does not make any recommendations for
Stonebridge Lane.
PATHWAYS
MASTER PLAN:
One five-foot sidewalk is provided along the east side of Stonebridge Lane and
one five-foot sidewalk located on a sidewalk easement connects the property
to Jellico Square to the east.
WATER & SEWER:
There is an existing 8” public sanitary sewer line on the east side of
Stonebridge Lane to serve this development. There is an existing 8” public
water line on the west side of Stonebridge Lane to serve this development.

DRAINAGE ANALYSIS:
This development will drain to Stonebridge Lane, which will direct storm water
to the proposed detention pond that outfalls into the existing creek adjacent to
the site.
TREE PRESERVATION:
TheTree Conservation Plan approved with the Concept Plan on Feb. 5, 2008
preserves a limited number of trees along the eastern boundary of this site and
preserves a larger number of trees on the northern portion of the Stonebridge
Park development.
Trees 104 and 105 are two large American Elms that are currently in stress
and possible decline. Existing tree credits are being applied to the required
bufferyards and interior landscape plant material requirements. In order to take
existing tree credits the trees must be properly preserved in accordance wit the
regulations of the Tree Preservation Ordinance and must be in good health at
the time of inspection for a certificate of occupancy for the building. If the
preserved trees credited toward required landscape plant material die the
owner shall mitigate the trees in accordance with the tree mitigation regulations
of the Tree Preservation Ordinance, Bufferyard Section of the Zoning
Ordinance and Landscape Ordinance.
P&Z COMMISSION:
August 6, 2009, Approved (5-0) subject to Site Plan Review Summary No. 2,
dated July 28, 2009.
STAFF COMMENTS:
The concept plan for Lots 2R-1, 2R-2 and 3R-1 of Stonebridge Park was
approved by City Council onFebruary 5, 2008 as presented; subject to subject
to Council’s approval on first reading; granting the requested variances of
driveway stacking, driveway spacing, and street right-of-way; and subject to
Concept Plan Review Summary No. 3, dated December 28, 2007. The P&Z

ratio was approved on the concept plan as part of the S-P-2 zoning for Lots 2R-1, 2R-2 & 3R-1
Block 1, Stonebridge Park.
2. Correct the Site Data Summary Chart to read 28 spaces required and 28 spaces provided, which
is consistent with the approved concept plan.

development. Alteration or removal of any of the existing trees shown to be preserved on the approved
Tree Conservation Plan is a violation of the Tree Preservation Ordinance and the zoning as approved
by the Southlake City Council. Please ensure that the layout of all structures, easements, utilities,
structures grading, and any other structure proposed to be constructed do not conflict with existing
trees intended to be preserved.
