The “I-1” Light Industrial District zoning was placed on the property with approval of Comprehensive Zoning Ordinance No. 480 on September 19, 1989. ZA99-127 City Council approved an SUP () for church use in “I-1” zoning on February 1, 2000 with a three (3) year time limit. This SUP expired February 1, 2003. Another SUP was applied for as an extension from the previous approval until a new facility was completed for construction and was approved ZA05- on February 7, 2006 for an additional six months under Planning Case 159 . P&Z: July 9, 2009, Motion to Approve passed (4-0) for a three (3) year time limit for a SUP in addition to a reciprocal parking agreement with adjacent properties being established if all parking will not be located on site and in addition to Concept Plan Review Summary No. 1 dated June 26, 2009. WHEREAS , a Specific Use Permit for a carport on non-residential property has been requested by a person or corporation having a proprietary interest in the property zoned as “I-1” Light Industrial District; and, WHEREAS , in accordance with the requirements of Section 45.1 (2) of the City’s Comprehensive Zoning Ordinance, the Planning and Zoning Commission and the City Council have given the requisite notices by publication and otherwise, and have afforded the persons interested and situated in the affected area and in the vicinity thereof; and, WHEREAS , the City Council does hereby find and determine that the granting of such Specific Use Permit is in the best interest of the public health, safety, morals and general welfare of the City. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF SOUTHLAKE, TEXAS: SECTION 1. A Specific Use Permit is hereby granted for a carport on non-residential property on property located at 2805 Market Loop, being legally described as Lot 1, Block C, Commerce Business Park, more fully and completely described in Exhibit “A”, and as depicted on the approved Site Exhibit attached hereto and incorporated herein as Exhibit “B” and providing an effective date, subject to the provisions contained in the comprehensive zoning ordinance and the restrictions set forth herein. The following specific requirements and special conditions shall be applicable to the granting of this Specific Use Permit: 1. Reserved for City Council conditions SECTION 2.
