Item 6E Department of Planning & Development Services S T A F F R E P O R T July 1, 2009 CASE NO: ZA09-023 PROJECT: Revised Site Plan for Wildwood American Grill REQUEST: Wildwood American Grill is requesting approval of a revised site plan for the former Southlake Tavern site located at 2700 East Southlake Boulevard in Gateway Plaza Phase 2. The applicant is proposing several aesthetic changes to the building, including enlarging the outdoor seating area, adding an outdoor fireplace, replacing the window canopy on the west elevation with stained wood louvers, adding stained wood screens at the existing columns on the south elevation, and extending the awning at the entry. The applicant is also proposing to repaint the stucco surfaces, EIFS trims, and roof screen. The current zoning is “S-P-2” Generalized Site Plan District. A minimum 5' sidewalk is required along N. Nolen Drive.Due to the limited scope of the request, a staff review was not prepared. ACTION NEEDED: 1. Conduct public hearing 2. LEGAL DESCRIPTION: Lot 5R, Block 2, Gateway Plaza Phase 2 LAND USE CATEGORY: Regional Retail CURRENT ZONING: S-P-2 Generalized Site Plan District HISTORY: - A Revised Site Plan for Southlake Tavern was approved by City Council on April 19, 2005 (ZA05-017). - A Plat Revision was approved by City Council on April 6, 2004. - A Site Plan and Specific Use Permit for alcohol sales was approved for Big Bowl Restaurant in September 2002. - A Zoning Change and Site Plans with two options for development were approved by City Council on April 1, 2002. - A Site Plan was approved on September 19, 2000. - A Zoning Change from “AG” to “S-P-2” and a Concept Plan were approved by City Council on June 6, 2000. - A Preliminary Plat was approved by City Council on May 16, 2000. SOUTHLAKE 2025 PLAN/ STRATEGIC LINK: Quality Development PATHWAYS/SIDEWALK MASTER PLAN: A 5 foot sidewalk is required along North Nolen Drive per Section 33.19 of the Zoning Ordinance. There is an existing sidewalk along East Southlake Boulevard. P&Z ACTION: June 18, 2009; Approved (5-0), denying the request for a variance for sidewalks and requesting City staff to study the feasibility of sidewalks in that area.
