Sign Variance for North Country Office Building
PROJECT:
REQUEST: Integrity Development Inc. is requesting a variance to Sign Ordinance No. 704-C for
two monument signs for North Country Office Building. The building is located at the
northwest corner of East S.H. 114 and North Carroll Avenue and the address is 1050
East S.H. 114. One sign (Sign #1) is proposed along the S.H. 114 frontage road at the
site’s western driveway and the second sign (Sign #2) is proposed at the northwest
corner of the S.H. 114 frontage road and North Carroll Avenue. Sign #1 is a standard
monument sign that meets the regulations in Sign Ordinance No. 704-C for height,
area, number of sign panels, and setbacks. Sign #2 is a tower monument sign that is
approximately 18 feet tall, which exceeds the maximum allowed sign height of 12 feet
for signs along S.H. 114. In addition, Sign #2 does not meet the minimum setback
requirements. The proposed sign placement is approximately 5 feet from the
southeast property line. Under Sign Ordinance No. 704-C, the minimum required
setback is 15 feet for a sign along S.H. 114.
The applicant originally presented renderings for a tower sign for this site during
consideration of the North Country Office Building site plan (AKA Xaris Office
Development) in June 2008. The applicant has since revised the proposal for the
tower sign (Sign #2) based on City Council input. The original tower sign rendering
and the new proposed signs are included in Attachment D.
The specific variances requested are as follows:

PROPERTY SITUATION: The property address is East S.H. 114.
STAFF COMMENTS: The sign criteria, site plan and application are attached to this report.
HISTORY: Upon consideration of the site plan for this development (Case No. ZA07-167),
the Planning & Zoning Commission and City Council recommended that the
monument sign at the corner be designed in accordance with the guidelines
set in the Urban Design Plan. Although renderings of the corner sign feature
where presented at the City Council meeting on June 3, 2008, the sign was not
approved with the site plan.
