Item 9B Department of Planning & Development Services S T A F F R E P O R T December 31, 2008 SP 08-199 CASE NO: Conditional Sign Permit for East Southlake No. 2, Ltd. PROJECT: REQUEST: Dr. Mendez is requesting approval of a conditional sign permit for East Southlake No. 2, Ltd., located at 910 E. Southlake Boulevard. Previously, the applicant proposed five attached signs on the south façade of the building facing E. Southlake Boulevard, one for each tenant space within the building. Only one tenant actually has frontage on this façade, therefore only one attached sign is permitted. Following the September 2, 2008 City Council meeting, the applicant has amended the conditional sign permit request from five attached signs on the south façade to three attached signs on the south façade. The specific variance would allow two additional signs on the façade facing E. Southlake Boulevard and is as follows: Sign Reg. Permitted Requested Number of Signs 1 sign per street frontage 5 signs per lease space 3 signs The elevations showing the signage are representative only. The applicant fully intends to comply with letter size and remain within the middle 75% of the façade panel. Additionally, all lettering is to be consistent in color and font. The monument sign and the signage shown on the east and north facades generally comply with the sign ordinance. PROPERTY SITUATION: The property is located at 910 East Southlake Boulevard. REQUEST: The applicant is requesting to allow signs on the south façade facing E. Southlake Boulevard for lease spaces that do not have street frontage on E. Southlake Boulevard. The applicant is proposing up to three signs on the south side of the building facing E.
