referred to as Grantors, whether one or more, for and in consideration of the sum of TEN
DOLLARS AND OTHER GOOD AND VALUABLE CONSIDERATIONS to Grantors in hand
paid by the City of Southlake, Texas, receipt of which is hereby acknowledged, and for which
no lien is retained, either expressed or implied, have this day Sold and by these presents do
Grant, Bargain, Sell and Convey unto the City of Southlake, Texas all that certain tract or
parcel of land in Tarrant County, Texas, more particularly described in Exhibit "A," which is
attached hereto and incorporated herein for any and all purposes.
TO HAVE AND TO HOLD the premises herein described and herein conveyed together with
all and singular the rights and appurtenances thereto in any wise belonging unto the City of
Southlake, Texas and its assigns forever; and Grantors do hereby bind ourselves, our heirs,
executors, administrators, successors and assigns to Warrant and Forever Defend all and singular
the said premises herein conveyed unto the City of Southlake, Texas and its assigns against every
person whomsoever lawfully claiming or to claim the same or any part thereof.

BEING 0.006 acres of land, situated in the W. Hall Survey, Abstract No. 695, Tarrant
County, Texas and being out of Lot 1, Lake Wood Acres, an addition to the City of
Southlake, Texas, recorded in Volume 388-137, Page 33, Plat Records, Tarrant County,
Texas, as conveyed by deed to Authentex Development, LTD., recorded in Volume
14901, Page 247, Deed Records, Tarrant County, Texas. Said 0.006 acres being more
particularly described by metes and bounds as follows:
BEGINNING at the intersection of the west right-of-way line of North Carroll Avenue (a
variable width R.O.W.) and the south right-of-way line of Lake Wood Drive (a 50 foot
R.O.W.), said point being the northeast corner of said Lot 1;
THENCE South 00°04'27" West, leaving said intersection and along the common line of
the west right-of-way line of said North Carroll Avenue and the east line of said Lot 1, a
distance of 22.24 feet to a 1/2 inch smooth iron rod set with aluminum cap;
THENCE North 46°11'25" West, leaving said common line, a distance of 31.30 feet to a
1/2 inch smooth iron rod set with aluminum cap, said point being inthe common line of
the south right-of-way line of said Lake Wood Drive and the north line of said Lot 1;
THENCE North 88°33'27" East, along said common line, a distance of 22.62 feet to the
