Please label the 8’ privacy fence to the east and south of the proposed parking as an 8’ boardwood privacy fence if that is what is to be provided. 2. Correct the Percentage of Existing Site Coverage on the Revised Site Plan (page 1) to 11.3% to match the site coverage on page 2 including the Activity Building (Phase III) and Natatorium (Phase IIIA). The Future Site Coverage on page 1 as stated on the plan refers to the coverage after the addition of the Activity Building and Natatorium, so remove the line for Future Site Coverage. Also, remove the parking required and provided on page 2 of the site plan since it does not match the actual existing and future parking to be provided. 3. Change the property description on both pages of the Site Plan to read “Lot 1R, Block 1R”. 4. Parking islands must be 12’ wide for the entire length adjacent to the parking spaces. The two westernmost islands do not comply with this requirement as shown. 5. An eight-foot multi-use trail is required along the east side of South Peytonville Avenue according to the Pathways Plan. A five-foot sidewalk exists along the northern portion of the Peytonville frontage. The applicant requests a deferral of the 8’ trail until the Phase V parking is added. Tree Conservation/Landscape Review Keith Martin Landscape Administrator (817) 748-8229 TREE CONSERVATION: 1. There is one existing interior landscape tree that is proposed to be relocated into the south bufferyard area of the development. LANDSCAPE PLAN REQUIRED: * The parking lot landscape islands are required to contain the minimum of one (1) canopy tree and the Case No. Attachment D ZA08-116 Page 1 rest of the area in shrubs, ground covers, ornamental grasses or seasonal color. The applicant is requesting to install Crape Myrtles in each of the inner parking lot islands because the medians house utility vaults, utility lines and a fire hydrant and the canopy trees will conflict with these utilities. Canopy trees are required in the two westernmost parking islands since no utility vaults are located in them. Canopy trees are proposed in the medians surrounding the proposed parking lot addition.  The existing shrub screening located along the east side of the existing parking lot is proposed to be replanted along the east side of the new proposed parking lot. Informational Comments: * No review of proposed signs is intended with this site plan. A separate building permit is required prior to construction of any signs. * All mechanical equipment must be screened of view right-of-ways and residential properties in accordance with the Zoning Ordinance No. 480, as amended. * All lighting must comply with the Lighting Ordinance No. 693, as amended. * All development must comply with the Drainage Ordinance No. 605 and the Erosion and Sediment Control Ordinance No. 946, as amended. * The applicant should be aware that prior to issuance of a building permit a Plat must be processed and filed in the County Plat Records, a fully corrected site plan, landscape plan, irrigation plan, and building plans, must be submitted for approval and all required fees must be paid. This may include but not be limited to the following fees: Park Fee, Perimeter Street Fee, Water & Sewer Impact and Tap Fees, and related Permit Fees. * Denotes Informational Comment Case No. Attachment D ZA08-116 Page 2 SPIN Report Case No. Attachment E ZA08-116 Page 1 Case No. Attachment E ZA08-116 Page 2 Surrounding Property Owners Carroll Senior High School Improvements SPO #
