Item 7A (2)Thank You Mr. Chairman, members of the Commission. The following is a proposal by Blake Architects on
behalf of Dr. Brad Moss for the consideration of a Zoning Change from the “CS” Community Service District
to “O-1” Office District and Site Plan for a dental office building and future professional office building under
case number ZA08-066. the applicant is also requesting consideration of a Specific Use Permit for a non-
residential carport under case number ZA08-115. The site is located at 1210 N. Carroll Avenue.

There are two variances being requested as part of the zoning change / site plan ZA08-066. The first
being a reduction of parking by up to 10 percent and the second is a reduction of tree canopy cover from
the required 70% coverage to 34% coverage. Staff does note, the commission saw earlier a slide of tree
canopy coverage and there is not significant tree coverage on the proposed site.
A variance is also being requested for Specific Use Permit ZA08-115. Currently, the Zoning Code states
that the roof of a detached carport shall be pitched and constructed of the same materials as the roof of the
principle building. The applicant is proposing to have a lattice cover on the carport.
