Item 6C Department of Planning & Development Services S T A F F R E P O R T February 25, 2009 CASE NO:ZA09-003 PROJECT: Site Plan for Panera Bread Bakery Café #1367 REQUEST: Panera, LLC is requesting approval of a site plan for Panera Bread Bakery Café #1367 located at 2140 East Southlake Boulevard, Suite R, in the Village Center retail development. The applicant is proposing changes to the external façade. In response to comments received at the Planning & Zoning Commission meeting on February 19, 2009, the applicant has provided two options for consideration. Option A includes changing the color of the tower and adding awnings with external illumination to the south and west elevation. Option B includes keeping the color of the tower the same and adding awnings with external illumination to the south and west elevation. The applicant has also submitted a sign variance request (SV09-001) to be reviewed concurrently. Village Center was originally approved as a comprehensive development with a consistent design concept. The revisions that Panera is requesting will result in a change in character from the original approval which requires a revised site plan. Due to the limited scope of this request, a site plan review summary was not prepared. ACTION NEEDED:Conduct public hearing. 1. Consider approval of the proposed site plan. 2.
