Due to the recommendation by the Parks and Recreation Board to accept Safety Town as a city park, the plat review summary has been revised to include a comment to label the Safety Town lot as Public Park Dedication. Randol Mill Ave. LEGAL DESCRIPTION: Lot 3, Block 1, Corner Addition LAND USE CATEGORY: Retail Commercial CURRENT ZONING: S-P-1 Detailed Site Plan District HISTORY: -A plat revision (ZA00-049) was approved by City Council June 20, 2000. - A zoning change and concept plan (ZA00-047) from “AG” Agricultural District and “C2” Local Retail Commercial District to “S-P-1” Detailed Site Plan District with "CS" Community Service District uses limited to a public safety facility and to include any associated outside storage was approved by City Council July 18, 2000. CITIZEN INPUT/ BOARD REVIEW: The Parks and Recreation Board approved the recommendation to accept Safety Town as a city park (9-0) on consent February 13, 2009. Add a surveyor’s certification to conform to the standard format as shown in Appendix 5. 2. Ensure that common access easements are centered and cover the width and length of existing driveways and connect to adjoining driveways in 2R and proposed Lot 3R1. Public Park Dedication 3. If Lot 3R1 is to be dedicated as park land, please label as within the lot boundary. 4. The following changes are needed with regard to easements: a. Provide easements on the plat in accordance with utilities shown on the Utility Plan. b. Provide dimensional ties along lot lines to all easements. Provide centerline dimensions and bearings on any easements crossing areas if deflections occur. The following should be informational comments only ============= ==================== * All development must comply with the Drainage Ordinance No. 605 and the Erosion and Sediment Control Ordinance No. 946, as amended. * A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject property from each taxing authority must be provided to the City prior to filing this plat in the County records. A copy of this information may be obtained from the Tarrant county Tax Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service charge of $10 per account for this certificate. This will ensure adequate easements and finish floor elevations.
