PROJECT: Site Plan for Bicentennial Park Log Cabin
REQUEST:
Approval of a Site Plan to allow for improvements to Bicentennial Park surrounding the
recent installation of the historical Log Cabin. Improvements include a paved driveway
off N. White Chapel Blvd, parking spaces, handicap accessibility to the Cabin, and
other minor revisions.
A variance is requested for bufferyards/screening requirements is being requested.
Bufferyards and landscape will remain as it exists today.

An 8’ trail is planned to be constructed in conjunction with the improvements to
N. White Chapel Blvd currently estimated in 2010.
WATER & SEWER:
The building will have no plumbing, so no water or sewer improvements are
proposed. Visitors to the site will use the restroom facilities elsewhere in
Bicentennial Park.
TREE PRESERVATION:
Only three (3) 10” Cedar trees are proposed to be removed to make room for
the 24’ access drive.

February 19, 2009; Approved (4-2) subject to Site Plan Review Summary No.
1, dated February 13, 2009.
CITY COUNCIL ACTION:
March 3, 2009; Approved (7-0) on consent to table to April 7, 2009.

WE OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF SITE
PLAN APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR

1. Provide some sort of vehicle turnaround in the vicinity of the parking area.
2. Show any intended future improvements to the public works water tower site, including full paving
of the circular driveway around the water tower, fence/gate enclosing the water tower, and
proposed fencing enclosing the park and public works utility and storage areas just north of the log
cabin.
3. The following comments are in regard to site plan labeling:

a. Place the City case number “" in the lower right corner for ease of reference.
b. Label the adjacent properties and properties across adjoining R.O.W.'s with owner's name,
existing zoning, and land use map designation ("L.U.D.=_____")
c. Show, label and dimension the width of any easements on or adjacent to the site.

Show and label all minimum building setback lines in accordance with the underlying
(i.e Corridor, Residential Adjacency and Non-
zoning and/or any applicable overlay district

e. Show and label the width and type of bufferyards along each boundary in accordance with
Ord. 480, Section 42 and 43). Show the bufferyard with dashed lines and shading or cross-
hatch. Properties within Corridor Overlay Zone see Ord. 480-S § 43.9.c.3. and Exhibits 43-
A Variance to bufferyard requirements has been requested.

f. All driveways/points of ingess/egress must comply with the Driveway Ordinance No. 634,
as amended). The following changes are needed:
i. Label the stacking depth measured from the R.O.W. to the nearest parking stall or
intersecting drive lane pavement edge.
g. Show Label the distance to the nearest fire hydrant from a property corner and any
proposed hydrants. If a fire hydrant is not located within 1000’ of the facility, provide one.
h. All lighting must comply with the Lighting Ordinance No. 693, as amended with regard to
type of lighting, intensity, glare and spill-over.

i. Show the location, type, and height of all walls, fences, and screening devices. Note
whether existing or proposed. Properties within Corridor Overlay Zone see Ord. 480-S §
