Item 9A Department of Planning & Development Services S T A F F R E P O R T April 15, 2009 CASE NO:SV09-003 PROJECT: Sign Variance for Southlake Town Square Grand Opening Sign REQUEST: Town Square Ventures, L.P. is requesting a variance from the Sign Ordinance No. 704-C requirements to allow a permanent grand opening sign at the northeast corner of East Southlake Boulevard and North Carroll Avenue. At the March 3, 2009 City Council meeting, the applicant requested a one year extension for the existing temporary sign at this location. City Council granted an extension for 30 days and the sign will expire on April 30, 2009. The applicant is now requesting approval of a permanent grand opening sign in approximately the same location as the existing temporary sign. The previous request was as follows: Sign Regulation Permitted Proposed Maximum Height 7 feet 14 feet (as previously approved) Sign Area 48 square feet 152 square feet (as previously approved) Duration 1 year 1 additional year (5 years total) with the ability to change the text and graphics as needed throughout the year. PROPERTY SITUATION: The Southlake Town Square development is located on the northeast corner of North Carroll Avenue and F.M. 1709. HISTORY: - The development sign was approved by City Council on March 15, 2005 for a period of one year (expiring March 31, 2006). - The development sign permit was renewed by City Council on February 7, 2006 for a period of one year (expiring March 31, 2007). - The development sign permit was renewed by City Council on March 20, 2007 for a period of one year (expiring March 31, 2008). - The development sign permit was renewed by City Council on March 4, 2008 for a period of one year (expiring March 31, 2009).
