Item 6D Department of Planning & Development Services S T A F F R E P O R T May 27, 2009 CASE NO:ZA09-004 PROJECT: Site Plan for a Pump House at Timarron Neighborhood Center REQUEST: The Timarron Home Owners Association, Inc. is requesting approval of a site plan for a pump house at the Timarron Neighborhood Center. The property is located at 1250 Bent Creek Drive.The originally submitted plans called for a twenty six foot by thirty foot (26’ x 30’) metal building surrounded by Nellie R Stevens shrubs.To address concerns of the surrounding property owners, therevised plans show an approximately eight foot by seventeen foot (8’ x 17’) wood frame building with Hardi-board siding that is approximately eight feet three inches (8’3”) in height. The proposed building is to be surrounded by a nine foot (9’) board-on-board cedar fence with Nellie R. Stevens shrubs planted at each corner of the fence and spaced approximately five feet (5’) apart surrounding the fence except in front of a six foot (6’) gated entrance on the south side of the enclosure. The revised pump building and surrounding fence will be in approximately the same location as the metal building shown on the originally submitted site plan. Due to the limited scope of this request, no review summary has been provided. VARIANCES: 1)The pump houseis required to be masonry on all sides of the building. The applicant is requesting approval of a wood frame building with Hardi-board siding surrounded by a nine foot (9’) cedar fence with landscaping. 2) The maximum fence height allowed is eight feet (8’). The applicant is proposing a nine foot (9’) fence.
