WHEREAS, David Steele is the sole owner of Lot 4, Blk 3, Cross Timbers Hills, Phase
Van addition to the City of Southlake, County of Tarrant, Texas according to the plat recorded
in Volume 388-177, page 99, Plat Records, County of Tarrant, Texas and according to the deed
recorded in Volume 10057, Page 758, Deed Records, County of Tarrant, Texas.
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that David Steele
(Grantor) for and in consideration of the sum of Ten ($10) Dollars and other good and valuable
consideration in hand paid by Grantee herein, the receipt and sufficiency of which is hereby
acknowledged and confessed, do hereby dedicate to the City of Southlake, Tarrant County,
Texas (Grantee) that certain portion of said tract for the use and benefit of the public as a
perpetual right-of-way (ROW) for the passage and accommodation of vehicular and pedestrian
traffic, and the construction, operation, use, maintenance, inspection, repair, alteration, and
replacement of a paved road within the boundaries of the right-of-way area, and for all other
purposes for which a public street and ROW is commonly used, including, repairing,
maintaining, altering, replacing, relocating and operating utilities in, into, upon, over, across
and under said ROWand including but not limited to all such uses permitted by the laws of the
State of Texas and the ordinances and charter of the City of Southlake, Texas, said tract being
more particularly described as follows, to wit:

See attached Exhibit "B" for graphic depiction.
TO HA VE AND TO HOLD the above described ROW Dedications, together with all and
singular, the right and appurtenances thereto, belonging unto the said Grantee, it's successors
and assigns forever; and I do hereby certify that I am the owner of the property described herein
and bind myself, heirs and assigns, to warrant and to forever defend all and singular the
premises unto the said Grantee, it's successors and assigns, against every person whomsoever
lawfully claiming or to claim same or any thereof.

Being a description of a portion of Lot 4, Block 3, CROSS TIMBER
HILLS, PHASE V, an addi tion to the ci ty of Southlake, Tarrant
County, Texas, according to the plat recorded in Volume 388-177,
Page 99, Plat Records, Tarrant County, 'fexas, and being more
particularly described by metes and bounds as follows:
BEGINNING at a 5/8 inch iron pin found in the present North line of
Peytonville Avenue for the common Southeast corner of Lot 5 and
Southwest corner of said Lot 4 and this tract;
THENCE departing said Peytonville Avenue,
minutes 38 seconds East 127-72/100 feet to a
in the common West line of Peytonville Avenue
Lot 4;
North 71 degrees 55
5/8 inch iron pin set
and East line of said
THENCE with lines common to the present West and North lines of
