Page 1 of 2 Case ZA26-0053 1 731-733 Zena Rucker Road I Southlake Cataracts ASC FIRE DEPARTMENT RESPONSE LETTER August 5, 2026 Lorenzo Chavez, Fire Marshal City of Southlake Fire Department c/o Planning & Development Services 1400 Main Street, Suite 310, Southlake, TX 76092 Re: Case No. ZA26-0053—731-733 Zena Rucker Road Southlake Cataracts ASC/ Pecan Creek Professional Center— Response to Fire Department Comments Dear Fire Marshal Chavez: This letter responds to the Fire Department comments contained in the Site Plan Review Summary No. 1 dated July 30, 2026 for Case ZA26-0053. 1. Ambulatory Care Facility Triggers The specialty eye-care ambulatory surgery center will occupy only a 5,300 SF suite within the existing 11,400 SF Building #1 (the balance of the building remains shell / professional office space). • Because the aggregate ambulatory care area is 5,300 SF (well below 10,000 SF), IBC 422 smoke barrier and two- smoke-compartment requirements are not triggered. •Any suite that will contain four or more care recipients incapable of self-preservation will be separated by a fire partition in accordance with IBC 708. •A manual fire alarm system and supervised smoke detection in the facility and public-use areas will be provided in accordance with IFC 907.2.2 and 907.2.2.1. These systems will be detailed and permitted as part of the tenant- improvement/building-permit process. 2. Proposed Canopy The patient drop-off canopy is a freestanding structure and is not attached to the building. Therefore automatic fire sprinkler protection of the canopy is not required. The canopy has been sited so that the existing fire lane remains completely unobstructed (explicitly noted on the revised Architectural Site Plan AS1.00 submitted with this response). We believe these responses fully address the Fire Department comments. Please contact me if any additional information is needed.
