acre tract of land conveyed to 5A3O LLC, AAM Plot LLC, KAZA Southlake Property
LLC, OURONE LLC, SSNRAJU LLC and UDITA Solutions INC by deed of record in
Document Number D223100952 of the Official Public Records of Tarrant County, Texas
and being more particularly described by metes and bounds as follows:
BEGINNING at an “X” cut set in the East right-of-way line of Kimball Road (a variable
width right-of-way), being the most Northerly Northwest corner of said 3.619 acre tract;
THENCE, N88°24'53"E, leaving the East right-of-way line of said Kimball Road, passing
at a distance of 1.72 feet, an “X” cut found at the Southwest corner of Lot 1R1, Block A
of St. Laurence Episcopal Church Addition, a subdivision of record in Document
Number D217127574 of the Plat Records of Tarrant County, Texas and continuing along
the South line of said Lot 1R1, being the common North line of said 3.619 acre tract, a
total distance of 570.69 feet to a 5/8 inch iron rod found in the West line of a called 1.56
acre tract of land conveyed to Tejas Karnati and Umarani Komatireddy by deed of
record in Document Number D225067807 of said Official Public Records, being the
Southeast corner of said Lot 1R1, also being the Northeast corner of said 3.619 acre
tract;
THENCE, S00°52'48"E, along the West of said 1.56 acre tract, being the common East
line of said 3.619 acre tract, a distance of 273.81 feet to a 1/2 inch iron rod found in the
North line of a called 1.47 acre tract of land conveyed to Hiren Desai and Sonali Patel
by deed of record in Document Number D225057294 of said Official Public Records,
being the Southeast corner of said 3.619 acre tract;
THENCE, S88°15'55"W, along the South line of said 3.619 acre tract, being the
common North lines of in part, said 1.47 acre tract and in part, a called 4.44 acre tract of
land conveyed to Stephen T. Hagar by deed of record in Volume 5885, Page 82 of the
Deed Records of Tarrant County, Texas, a distance of 585.57 feet to a point in the East
right-of-way line of said Kimball Road, being the Southwest corner of said 3.619 acre
tract;
THENCE, along the East right-of-way line of said Kimball Road, being the common
West line of said 3.619 acre tract, the following three (3) courses and distances:
1. N00°54'32"W, a distance of 65.65 feet to a point at the most Easterly Northwest
corner of said 3.619 acre tract;
2. N89°05'28"E, a distance of 15.00 feet to a 1/2 inch iron rod with green plastic cap
stamped "EAGLE SURVEYING" set;
3. N00°54'32"W, a distance of 209.86 feet to the POINT OF BEGINNING and
containing an area of 3.619 acres (157,637 square feet) of land, more or less.
