SIGN VARIANCE APPLICATION
Demonstration
Please demonstrate that the followinq conditions are applicable to the requested sign variance:
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
The sign is used as a focal point on our patio for social media posts. Social media is a crucial part of
the success of a restaurant in today's business climate.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
The sign is facing our patio, not the street, and does not injure adjacent properties.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
The signage is wholly enclosed in the patio. It is compatible with the look and atmosphere of the
adjacent properties.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
The signage is meant for the patio customers to use as a focal point for their social media posts. It is
not front facing as would be signage identifying the business. It is decorative in nature.

The City of Southlake has informed us the patio signage at Jane wasn't properly approved and
they've askedus to get permission from you in order to properly permit it. I'm assuming you
don't have an issue as it's been in place for a few years. If so, can you reply to this email with

Good morning,
Restaurant Ventures Inc. took over the operational management of the restaurant, Jane, 1151 E
Southlake Blvd., In September of 2025. One of the signature items of the restaurant was the LED
light "Meet at Jane" on the patio wall. It serves as a focal point for social media posts about our
restaurant, which in today's business climate, is very necessary to the success of a restaurant.
We subsequently discovered that the sign was not correctly permitted, Our desire is to get the
sign correctly permitted, so that we can continue to benefit from the high visibility it provides
online. It is on the side wall, facing the patio seating area. It is in keeping with the style and
purpose of the shopping center, and is not an imposition to traffic or our neighbors.
