Members Absent: Board members: Clinton Snead – Vice Chairman, and Mark Harris – Place 4. Staff Present: Director of Planning Dennis Killough, Deputy Director of Planning Jennifer Crosby, Principal Planner Destiny Woods, Planner Cyndi Cheng, City Attorney Annabelle Ackling, Board Secretary Denia Reyes, Permit Tech Melisa Clarke. WORK SESSION: 1. Call to Order: Chairman Medici called the work session to order at 6:04 P.M. Administrative details were discussed with the City Attorney and concluded the work session at 6:56 P.M. REGULAR SESSION: 2. Call to Order: Chairman Medici called the Regular Session to order at 7:01 P.M. 3. Approval of the Minutes: Chairman Medici opened the discussion of the minutes of the Zoning Board of Adjustment meeting for June 11, 2026. A motion was made to Approve the minutes of the Zoning Board of Adjustment for meetings June 11, 2026. Motion: Peabody Second: Verbick Ayes: Verbick, DeCavitte, Vemulapalli, Mushtaq, Peabody, Medici Nays: None Abstain: None Vote: 6-0-0 Motion: Approved 4. Administrative Comments: Deputy Director of Planning Jennifer Crosby announced that the next meeting scheduled is August 27, 2026. No. 480, as amended, Section 14.5.d requiring a minimum rear yard setback of 40 feet on property described as Lot 43, Block 1, South Ridge Lakes Addition, and located at 1102 Brazos Drive. Current Zoning: “SF-20A” Single Family Residential District. Applicant and Property Owner: Wade and Patrice Miller. PUBLIC HEARING Planner Cyndi Cheng presented details of the case with a slide show presentation to the Board. The purpose of this request is to seek approval of a variance to Zoning Ordinance No. 480, as amended, Section 41.5(d), which requires a rear yard setback of not less than 40 feet in the “SF-20A” zoning district. The property is approximately 0.48 acres. The applicant proposes to construct a two-car garage addition adjacent to the existing garage and measuring approximately 400 square feet (20 feet by 20 feet). The proposed garage addition would be approximately 33 feet from the rear property line, resulting in a variance of approximately 7 feet. The applicant Jeremy Tilley and Kristi Cook, once sworn in, presented testimony, and answered questions from the Board. Chairman Medici asked if there were those in the audience who wished to speak in support of the request. There being none, Chairman Medici closed the public hearing and opened the item for discussion from the Board. No. 480, as amended, Sec. 15.1 and 14.5.c requiring a minimum side yard setback of 15 feet, on property described as Lot 9, Block 3, Continental Park Estates Addition, and located at 1319 Oakhurst Drive. Current Zoning: “SF-20B” Single Family Residential District. Applicant: Cory Anthony. Property Owner: Richard and Jeanne Briggs. Consider: ZBA26-0013, Special Exception Use per Zoning Ord. No. 480, as amended, Sec. 44.12(6) for a setback reduction for a residential accessory building, on property described as Lot 22, Block 1, Lonesome Dove Estates Addition and located at 2604 Parker Court. Current Zoning: “R-PUD” Residential Planned Unit Development District. Applicant and Property Owner: Justin and Erin Padron. PUBLIC HEARING A motion was made to Withdraw case ZBA26-0013 at the request of the applicant.
