PROJECT: Amendment to the Master Sign Plan for Residences at Southlake
EXECUTIVE
SUMMARY: Fource Communications, on behalf of Residences at Southlake, is requesting
approval of an amendment to the previously approved Master Sign Plan for
Residences at Southlake to permit one additional upper-story attached business
sign on the building located at 1530 Meeting Street, Southlake, Texas.
REQUEST: The applicant is requesting an amendment to the previously approved Master Sign
Plan (MSP) for Residences at Southlake. The proposed amendment would allow
one additional upper-story attached business sign, identified as Sign F, on the north
elevation of Building A. The proposed sign measures approximately 3 feet 2 inches
in height by 14 feet in width.
Approval of the amendment would result in a total of six (6) signs: four (4) wall signs
associated with Building A and two (2) signs associated with Building B.
The current Master Sign Plan includes the following signs:

• West Elevation: “Residences at Southlake,” including the address number

approval to extend the expiration date from November 19, 2015, to
March 31, 2016, and to increase the maximum height from

October 20, 2015; City Council approved a Specific Use Permit
(SUP) for residential lofts in the Southlake Town Square “DT”
Downtown District, which proposed a revision of the previous SUP

June 5, 2018; City Council approved two off-site development signs
(one V-shaped sign) located at the SE corner of Central Avenue and

is completed, whichever comes first; allowing one wayfinding sign
measuring up to 3’ x 5’ at the NW corner of Central Avenue and FM
1709 for period ending June 30, 2020 or such time as construction is
completed, whichever comes first; and allowing three temporary
construction signs placed on Parkview Residences construction
fence along Central Avenue per the exhibit this evening for period

February 23, 2021; City Council approved a Specific Use Permit to
allow a one (1) year extension of the previously approved specific
use permit for the temporary sales facility and signage located at 351
Central Avenue; and the specific use permit is extended to March 30,

April 20, 2021; City Council approved a sign variance for one (1)
existing off-site sign for the Parkview Residences located at E. SH
114 and Central Avenue for a 1-year period. (SV12-0002)
December 07, 2024; City Council approved a sign variance for
Parkview Residences to allow the event lighting on the building per
the proposed holiday and event schedule and regulations as outlined
in the staff report dated November 30, 2021. (SV24-0025)
January 07, 2025; City Council approved a sign variance for The
Residences at Southlake granting variances for three signs one off
site development sign located at the southeast corner of central
avenue and the east state highway 114 frontage road and two five
(5) foot by twenty-five (25) foot banners on the west elevation
construction fence located at 1530 Meeting Street and noting that we
are approving a duration of all signs to be allowed until July 31st 2025,
or until construction is complete. (SV24-0012)
August 11, 2025; City Council approved a Master Sign Plan for
Residences at Southlake, allowing four signs for Buildings A and B.
The Council approved the following signs as presented and as
agreed to by the applicant: “Office” (Sign A); “Residences at
Southlake,” including the address number (Sign B); “Parking” (Sign
C); and “Residences at Southlake” (Sign E). Per the Sign Board’s
recommendation, the two logo medallion signs on Building A,
identified as Signs F and G, were removed. The monument sign,
identified as Sign D, was tabled to the September 2, 2025, Regular
City Council meeting, with optional renderings to be provided for
consideration. A fifth sign was also scheduled to return to the City
Council on September 2, 2025. (MSP25-0001)
September 16, 2025; City Council approved the Master Sign Plan for
Residences at Southlake to allow the monument sign identified as
Sign D, as revised. (MSP25-0001)
SIGN BOARD: The Sign Board meeting is tentatively scheduled to be held on August
20, 2026.
CITY COUNCIL: The City Council meeting is tentatively scheduled to be held on
September 15, 2026.
STAFF COMMENTS: City Council approval of this request does not waive the requirement
to obtain a sign permit prior to installation. All signage must be
reviewed and approved through the City’s permitting process before
any installation takes place.
Additionally, illuminated signs are subject to specific restrictions.
Such signs may not be erected or displayed within one hundred fifty
(150) feet of any single-family residentially zoned property unless the
lighting is fully shielded from view and the level of indirect light
complies with the standards established in Lighting Ordinance No.
693-B, as amended.
