Item 6 - Staff ReportCase No. MSP25-0001 Item #6 S T A F F R E P O R T August 14, 2026 CASE NO: MSP25-0001 PROJECT: Master Sign Plan for Shady Oaks Office Condos EXECUTIVE SUMMARY: First Graphics Services, on behalf of JWC General Contractors, requests approval of a Master Sign Plan for Shady Oaks Office Condos located at 515 and 521 W. Southlake Boulevard. DETAILS: The applicant is requesting approval of a Master Sign Plan for the Shady Oaks Office Condos to address existing signage and establish sign standards for future tenants. The proposed sign plan, which includes a total of ten signs, is as follows: 515 W. Southlake Boulevard • Two attached business signs: Two sign locations are proposed on the north elevation, allowing letters and logos up to 36 inches in height, with a minimum letter depth of ½ inch. All other applicable requirements of Sign Ordinance No. 704, as amended, would apply. Two signs are currently in place, one with 14-inch letters and one with 36-inch letters. The applicant is requesting 36-inch letters for any future tenants at these locations. • Four hanging building identification signs: Four hanging signs, each measuring 21¼ inches high by 32 inches wide, are proposed to identify executive tenants within the building as tenant occupancy changes. Two of the four signs are existing. 521 W. Southlake Boulevard • One attached business sign: One sign location is proposed on the north elevation with letters and logos up to 36 inches in height and with a minimum letter depth of ½ inch. All other applicable requirements of Sign Ordinance No. 704, as amended, would apply. An existing sign at this location has 16- inch letters; the applicant is requesting additional letter height of 36 inches for flexibility for any future tenant. • Three hanging building identification signs: Three existing hanging signs, each measuring 21¼ inches in height by 32 inches in width, are proposed to identify tenants within the building as tenant occupancy changes. CITY COUNCIL: The City Council meeting is tentatively scheduled to be held on September 15, 2026. STAFF COMMENTS: City Council approval of this request does not waive the requirement to obtain a sign permit prior to installation. All signage must be reviewed and approved through the City’s permitting process before any installation takes place. In accordance with City regulations, all signs must be designed by a structural engineer licensed in the State of Texas and must bear the appropriate professional stamp and/or seal.
