Standard Zoning Tree Conservation Requirements:
*The minimum percentage of existing tree cover to be preserved shall exclude any
area in public rights-of-way as approved by City Council.
PUD Zoning Tree Conservation Requirements:
The City Council shall approve the Plan or Analysis if the Council finds that the
Plan or Analysis provides for
•placement of building pads,parking areas,driveways,streets,and utility
easements so as to maximize the preservation of environmental features of
the property including mature tree stands,natural creeks and ponds,and
significant grades;
•maximizes the preservation of tree cover preservation areas indicated on
the Environmental Resource Protection Map;
•maximizes the preservation of existing tree stands with the potential to
buffer residential areas from the noise,glare,and visual effects of
nonresidential uses;
•maximizes the preservation of existing trees,if any,adjoining a natural or
man-made drainage creek;
•maximizes the preservation of existing protected trees along rural roadways
and other streets as identified and prioritized in the Street Typology
designation;and
•mitigation of altered trees through proposed tree replacement procedures
pursuant to this Ordinance.

Preliminary Engineering Plans Guidelines
PRELIMINARY ENGINEERING PLANS
•PRELIMINARY DRAINAGE AND UTILITY PLANS ARE INTENDED TO BE A CONCEPTUAL
OVERVIEW TO ESTABLISH THE DESIGN INTENT FOR ZONING APPROVAL.
•PRELIMINARY DRAINAGE PLANS SHALL INCLUDE EXISTING AND PROPOSED CONDITIONS
DRAINAGE AREA MAPS SHOWING DRAINAGE SUB-BASINS, EXISTING AND PROPOSED
CONTOURS, AND 100-YEAR FLOW CALCULATIONS FOR EACH SUB-BASIN.
•PRELIMINARY UTILITY PLAN SHALL INCLUDE THE CONCEPTUAL WATER AND SANITARY
SEWER LAYOUT.
* Preliminary drainage and utilities plans are subject to final calculations and design. Comprehensive
drainage details and final engineering plans will be required during the construction permit phase.
* Detention ponds shall comply with Ordinance 605, including a minimum top-of-pond elevation that
provides 1-foot of freeboard above the calculated water surface elevation.
* Construction within the floodplain will require a Floodplain Development Permit.

Mobility Master Plan
The site plan shows two driveways onto Davis
Boulevard. The Master Thoroughfare Plan designates
Davis Boulevard as an “A6D” 130’ to 140’ divided
arterial road.
A 5-foot sidewalk currently exists
along the east side of Davis
Boulevard and Randoll Mill Avenue.
This section of Davis Boulevard is
designated to have a sidewalk less
than 8’ in width (minimum
5’. The Master Pathways Plan also
calls for an 8’ multi-use trail on the
western side of the property.
