ZBA Minutes 2026-06-11 Zoning Board of Adjustment Meeting Minutes – June 11, 2026 Page 1 of 7 ZONING BOARD OF ADJUSTMENT MEETING MINUTES: June 11, 2026 LOCATION: 1400 Main Street, Southlake, Texas Regular Session - City Council Chambers of Town Hall Executive Session – Executive Conference Room, suite 268 of Town Hall Members Present: Board members: David Treichler - Vice Chairman, Clinton Snead – Place 1, Trey Verbick – Place 3, Heather King - Place 4, Ryan Peabody – Alternate 1, and Mark Harris - Alternate 3. Members Absent: Board members: Jeff Medici – Chairman, Frank Bernardo – Alternate 2, and Al Karmali - Alternate 4. Staff Present: Deputy Director of Planning Jennifer Crosby, Planner Cyndi Cheng, Chief Building Official Charles Wright, City Attorney Cara White, Board Secretary Melisa Clarke, Denia Reyes, and Taylor Markle. WORK SESSION: 1. Call to Order: Board Member Clinton Snead called the work session to order at 6:01 P.M. EXECUTIVE SESSION Board Member Snead announced the Zoning Board of Adjustment would go into Executive Session pursuant to the Open Meetings Act, Chapter 551, Texas Government Code, Section 551.071 consultation with city attorney. The Zoning Board of Adjustment adjourned for Executive Session at 6:01pm. Executive Session began at 6:01pm and concluded at 6:34pm. RECONVENE Vice Chairman Treichler reconvened the meeting at 6:37pm. REGULAR SESSION: 1. Call to Order: Vice Chairman Treichler called the Regular Session to order at 6:37 P.M. 2. Approval of the Minutes: Vice Chairman Treichler opened the discussion of the minutes of the Zoning Board of Adjustment meeting for May 28, 2026. A motion was made to Approve the minutes of the Zoning Board of Adjustment for meetings May 28, 2026. Administrative Comments: Deputy Director of Planning Jennifer Crosby announced that the next meeting scheduled is August 13, 2026. 4. Consider: ZBA26-0006, Special Exception Use per Zoning Ordinance No. 480, as amended, Section 44.12 (3) for an in-home daycare on property described as Lot 10, Block 3, Cross Timber Hills Addition, and located at 1357 Cross Timber Drive. Current Zoning: “SF-1A” Single Family Residential District. PUBLIC HEARING Deputy Director Jennifer Crosby presented details of the case with a slide show presentation to the Board. Dionysia and Dionysios Kakoliris are requesting a Special Exception Use per Zoning Ord. No. 480, as amended, Section 44.12(3) for an in-home daycare, on property described as Lot 10, Block 3, Cross Timber Hills Addition, and located at 1357 Cross Timber Drive, Southlake, Tarrant County, Texas. Current Zoning: “SF-1A” Single Family Residential District. SPIN Neighborhood #5. The applicant Dionysia Kakoliris, once sworn in, presented testimony, and answered questions from the Board. Vice Chairman Treichler asked if there were those in the audience who wished to speak in support of the request. Sushmita Yaganti, once sworn in, presented testimony and answered questions from the Board. Vice Chairman Treichler asked if there were those in the audience who wished to speak in opposition to the request. There being none, Vice Chairman Treichler closed the public hearing and opened the item for discussion from the Board. No. 480, as amended, Sec. 34.1.f requiring swimming pools to be located in a side or rear yard, but not within a front yard nor forward of the principal building, on property described as Lot 18, Block 2, and located at 3301 Ferguson Road. Current Zoning: “R-PUD” Residential Planned Unit Development District. PUBLIC HEARING Maykus Custom Homes, Inc., is requesting a Variance to Section 34.1.(f) requiring swimming pools to be located in a side or rear yard, but not within a front yard nor forward of the principal building, on property described as Lot 18, Block 2, Ferguson Place Addition, and located at 3301 Ferguson Road, Southlake, Tarrant County, Texas. ZBA26-0009, Variance to Zoning Ordinance No. 480, as amended, Section 11.5.d requiring minimum rear yard setbacks of 40 feet, on property described as Lot 2, Block 1, Woods Addition and located at 865 N. Pearson Lane. Current Zoning: “SF- 1A” Single Family Residential District. PUBLIC HEARING Virginia Lemke is requesting a Variance to Section 11.5(d) requiring a minimum rear yard setback of 40 feet, on property described as Lot 2, Block 1, The Woods Addition, and located at 865 N. Pearson Lane, Southlake, Tarrant County, Texas. Current Zoning: “SF-1A” Single Family Residential District. SPIN Neighborhood #11. ZBA26-0010, Special Exception Use per Zoning Ord. No. 480, as amended, Sec. 44.12(1) for domestic employee or family quarters, on property described as Lot 10, Block 2, Clariden Ranch Phase III and located at 600 Clariden Ranch Road. Current Zoning: “SF-1A” Single Family Residential District. PUBLIC HEARING Robert Leeper is requesting a Special Exception Use per Zoning Ord. No. 480, as amended, Section 44.12(1) for domestic or family quarters, on property described as Lot 10, Block 2, Clariden Ranch Phase III Addition, and located at 600 Clariden Ranch Road, Southlake, Tarrant County, Texas.
