Project Narrative for Mulino Ristorante Patio Enclosure
City Case # ZA26‐0044
The Italian restaurant “Mulino Ristorante” is located within the Southlake Woods Plaza Shopping Center
at 1125 Davis Blvd. (suite 450). The Restaurant is located on the south end of the shopping center, and
is approximately 1,805 sqft. in size. This includes the indoor dining area, kitchen space, restrooms and
office/storage area. There is also a small outdoor patio area on a raised concrete curb with a railing
around it. The Owner and tenant would like to enclose a portion of this existing outdoor patio space to
include it within the indoor, conditioned restaurant space. This would allow customers to be within air
conditioned or heated dining space depending on the seasonal weather. This existing outdoor space to
be enclosed is approximately 522 sqft. The addition/enclosure would match the existing brick, windows
and metal roofing of the existing shopping center.
There is no request/need to change any Zoning related to the property, and there is no need for any
“change of use” related to the project as the “restaurant” use already in place for Mulinos is a permitted
use under the current zoning.
