Item 4K Department of Planning & Development Services S T A F F R E P O R T June 10, 2009 CASE NO:SV09-010 PROJECT:Variance to the Southlake Town Square Conditional Sign Permit for Bank of America Home Loans REQUEST: National Signs & Service, on behalf of Bank of America, is requesting a variance to the Southlake Town Square Phase I Conditional Sign Permit regulations for letter and logo height. Bank of America Home Loans is a second story tenant located at 112 State Street, Suite 207. Specifically, the applicant is requesting a maximum letter height of 15 inches and a maximum logo height of 23 inches. Under the Southlake Town Square Conditional Sign Permit, the maximum allowed letter and logo height for an upper story tenant is 10 inches. The previous tenant, Countrywide, was permitted 20 inch letters in January of 2003 due to a provision in the Conditional Sign Permit that allows administrative flexibility for certain non-conforming signs. Although this provision still exists in the Southlake Town Square Phase 1 sign regulations, the current administrative practice is to require City Council approval of a variance where the proposal significantly differs from the regulations.
