Item 7 - Staff ReportCase No. SV26-0008 Item 7 S T A F F R E P O R T May 15, 2026 CASE NO: SV26-0008 PROJECT: Sign Variance for The Jane EXECUTIVE SUMMARY: Amara LLC, on behalf of The Jane, is requesting approval of a variance from the Park Village Master Sign Plan, to allow an existing attached business sign to remain displayed on their patio at 1151 E. Southlake Blvd., Suite 390 within Park Village. REQUEST: Amara LLC is requesting a variance to allow the existing attached business sign reading “Meet at Jane” to remain displayed on the patio wall. The existing attached business sign, displayed within the patio area, is an LED sign that is classified as a neon sign due to its exposed LED or similar lighting elements, which are prohibited under the Park Village Master Sign Plan. Additionally, the sign exceeds the maximum allowable standards for letter height, sign width, and number of signs. The sign was installed without the required permit. The applicant is requesting approval to allow the existing sign to remain in place. (MSP14-002) April 21, 2015; City Council approved a request for an amendment to the Master Sign Plan for Park Village to reduce the size of the Park Village Tower Feature. (MSP15-001) June 16, 2015; City Council approved a sign variance request for Modmarket to allow for attached fascia signs to exceed maximum sign area, letter and logo height; to include a cabinet tagline sign; and, to allow the logo to be duel lit (halo and internally illuminated). (SV15-004) November 3, 2015; City Council approved sign variance requests for Gloria’s Latin Cuisine to allow signage with unique illumination and tag line. (SV15- 007) January 19, 2016; City Council approved sign variance request for The Juice Bar noting a 24” J and all other letters not to exceed 18”. (SV15-010) September 20, 2016; City Council denied a sign variance request for The Pretty Kitty. (SV16-013) May 8, 2017; following a denial from the Sign Board on May 4, 2017, ShopCore Properties withdrew their application to amend the Park Village Master Sign Plan. The proposed amendment to the Master Sign Plan for Park Village was to allow the addition of two (2) awareness signs and six (6) promotional sign holders. The amendment also proposed to remove the specific criteria approved for The Fresh Market and set that tenant space under the general sign criteria for Rim Buildings that are ≥20,000 square feet. The remainder of the approved Master Sign Plan was not proposed to change. December 5, 2017; City Council denied a sign variance request for Eye Works to allow an increase in letter height on the south façade so the signage would match the east elevation and create a more balanced appearance. (SV17-016). October 4, 2022; City Council approved a Master Sign Plan for West Elm to allow the east and west elevations as submitted, while requiring the north elevation to comply with the Park Village Master Sign Plan. (MSP22-0003) SIGN BOARD: The Sign Board meeting is tentatively scheduled to be held on May 21, 2026. CITY COUNCIL: The City Council meeting is tentatively scheduled to be held on June 16, 2026. STAFF COMMENTS: City Council approval of this request does not waive the requirement to obtain a sign permit prior to installation. All signage must be reviewed and approved through the City’s permitting process before any installation takes place.
