SIGN VARIANCE APPLICATION
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
Strict enforcement of the sign ordinance would create a practical difficulty because the proposed signage must
integrate with existing site conditions,architecture,and infrastructure. The church campus includes an
existing self-standing brick wall and monument sign location that limit the ability to redesign or relocate the
signs without significant reconstruction.Requiring full compliance with current dimensional or placement
standards would prevent the applicant from installing signage that is visible,functional, and consistent with
the established site design,ultimately hindering effective identification of the place of worship.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
The hardship is unique to this specific property due to its existing development layout, including the
location of the brick wall,monument footprint, setbacks, and site access points along E. Highland
Street. These conditions were established prior to the current sign request and were not created by the
applicant. The proposed signage is designed to work within these constraints,rather than introduce
new non-conformities,making the hardship a result of site-specific conditions rather than a
self-imposed issue.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
The proposed signage will not negatively impact surrounding properties. The church use is already
established at the site, and the replacement signage will maintain appropriate scale,placement, and
illumination consistent with nearby developments. The variance does not introduce excessive size,
brightness, or visual clutter, and the signs are designed to be compatible with surrounding land uses.
As such,the variance will not injure adjacent properties and will remain harmonious with the
neighborhood's character.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
The intent of the sign ordinance is to promote safe, attractive, and effective signage while minimizing
visual impacts. The proposed signs meet this intent by providing clear identification for the church in a
visually appealing manner that complements the architecture of the site. The variance request is
limited in scope and necessary only to accommodate existing site constraints,not to circumvent the
ordinance. Granting the variance would support the ordinance's purpose by allowing a well-designed,
orderly signage solution appropriate for the property.

Restoration Church is preparing to expand it's campus in Southlake with the goal of growing
it's engagement with the local community through worship services and a variety of
outreach initiatives.
The church offers a range of ministries, including programs for children, community
groups, outreach opportunities for men and women, and local mission efforts designed to
serve and connect with residents.
We are requesting a variance to allow the new low “pony wall” to serve as a visible identifier
of the main entrance for Restoration Church, helping drivers recognize where to enter.
Because the pony wall is positioned close to the property, enhanced visibility would
particularly assist drivers approaching from the opposite direction, including those coming
from nearby neighborhoods. Improved signage will help ensure that visitors can easily
locate the church entrance while also increasing awareness of the church’s presence and
mission within the community.
