MEMBERS PRESENT: Michael Springer, Gina Cannova, Stacy Driscoll, Lora Gunter, David

MEMBERS ABSENT: Daniel Kubiak
STAFF PRESENT: Director of Planning and Development Services Dennis Killough, Deputy
Director Jennifer Crosby, Assistant to the Director Ryan Firestone, Planner Cyndi Cheng, and
Commission Secretary Melissa Burnett.
WORK SESSION:
1. CALL TO ORDER: 6:00 P.M.
2. Executive Session: Pursuant to the Open Meetings Act, Chapter 551, Texas Government Code,
Sections 551.071. Refer to posted list attached hereto and incorporate herein. Executive Session
may be held, under these exceptions, at the end of the Regular Session or at any time during
the meeting that a need arises for the Planning and Zoning Commission to seek advice from
the City Attorney as to the posted subject matter of this Planning and Zoning Commission
meeting. Section 551.071: Consultation with attorney.
No executive Session was held.
3. Recap of the City Council’s action and discussion on Planning & Zoning recommended cases.
4. Adjournment.

3. ADMINISTRATIVE COMMENTS.
Director Killough noted that there will be no Planning & Zoning meetings in July. The next
Planning & Zoning meeting will be held on August 6th, 2026, and the Corridor meeting will be
held June 30th, 2026.
4. CHAIRMAN COMMENTS
Commissioner Springer stated that he would be acting Chairman for this evening’s meeting.

5. CONSIDER: APPROVAL OF THE MINUTES FOR THE PLANNING AND ZONING
COMMISSION MEETING HELD ON JUNE 4, 2026.
A motion was made to approve Item 5 on the agenda.

6. Consider: ZA26-0041, Zoning Change and Site Plan for Hunington Southlake
on property described as Lots 6R and 1, Block 1, Stonebridge Park and located at
2350 and 2340 W. Southlake Boulevard. Current Zoning: “S-P-2” Generalized Site
Plan District. Requested Zoning: “S-P-2” Generalized Site Plan District. SPIN
Neighborhood #11. PUBLIC HEARING
Ryan Firestone provided a formal presentation of Item 6. Questions were asked.
The applicant, Drew Danowski, 3231 Harwood Rd., Bedford, Tx., was present. Questions
were asked.
Commissioner Springer opened the public hearing. Seeing no one, Commissioner Springer
closed the public hearing.
A motion was made to approve Item 6, ZA26-0041 subject to the Staff Report dated June
12th, 2026, and subject to the Zoning Change and Site Plan Review Summary No. 2 dated
June 12th, 2026, and approving the variance to the driveway ordinance to reduce the
minimum centerline spacing from 250 feet to 100 feet from Brock Drive.

1620 and located at 1800 and 1900 N. White Chapel Boulevard. Current Zoning:
“ECZ” Employment Center Zoning District. Requested Zoning: “ECZ” Employment
Center Zoning District. SPIN Neighborhood #3. PUBLIC HEARING
Ryan Firestone provided a formal presentation of Item 6. Questions were asked.
The applicants, Chris Dells, 13455 Noel Rd., Dallas, Tx., and Blake Bickmore, 1701 River
Run, Ft. Worth, Tx., were present. Questions were asked.
Commissioner Springer opened the public hearing.
Debbie Gopperth, 220 Metairie Ln., Southlake, Tx., came forward with questions.
A motion was made to approve Item 7, ZA26-0043 subject to the Staff Report dated June
12th, 2026, and also subject to Zoning Change and Site Plan Review Summary No.2,
dated June 12th, 2026, as presented and approving the landscape plan as presented.
