Comments / Explanation I like the low-density residential plan for 4 lots on the subject
property.
However, I am concerned with the preliminary grading and
drainage plan. Planning to have 100% of water run-off from that
property onto Harrell Dr may further overwhelm existing
drainage problems during downpours of 1 inch or more which
include water backing up in the trenches, flowing over
driveways and into/across Harrell Drive
Having lived across from the subject property for 12 years, I've
witnessed the run-off behavior from both the original Florence
Elementary School location as well as the current empty lot. In
neither instance did Harrell Drive have to handle 100% of the
property run-off. A good portion would move south into what
was a field and is now the current location of Florence
Elementary School.
I believe a workable solution is to continue a similar shared
drainage plan with the proposed development.

Comments / Explanation I like that the lots are larger and there are only four home sites.
However, a driveway onto Johnson Road is going to be very
hazardous. The hill to the east of Overland Trail has drivers
going west at more than the posted 20 mph. I have to roll down
my window and listen before pulling out onto Johnson from
Overland Trail to avoid having a collision. To have a driveway
on the other side across from Overland Trail only adds another
hazard. I believe no driveways should be directly on Johnson
Road, but should be on Harrell Drive which is not a through
street with traffic like Johnson Road. Please come out and see
for yourself the speed at which drivers travel on this road.
