The plan proposes to eliminate a driveway connection the south, revise the tree preservation plan, building coverage, number of buildings, number of parking spaces and impervious cover. The revised plan proposes development of four one story office buildings totaling 21,080 square feet and four covered parking structures covering a total of 23 parking spaces. Maximum Impervious Coverage - The maximum impervious coverage shall not exceed seventy (70%) percent of the total “S-P-1” zoning district boundary. Bufferyards - Bufferyards along interior lot lines shall not be required. Parking – 1 space per 300 sf for general, professional financial office use and 1 space per 150 sf for medical office uses and shall allow up to a 15% reduction in the calculated required parking. Carports - Four (4) covered parking structures (carports) shall be permitted as shown on the site plan and elevation (21 parking spaces). The minimum parking space shall be measured 9 feet by 18 feet. Trash Enclosures – Allow joint use of a single trash enclosure for all four lots/buildings. The applicant is requesting to escrow monies for future construction due to construction of the ultimate width of N. White Chapel Boulevard planned for the near future.
