Item 9B - Driveway Variance for 2150 E Dove February 24, 2026 City of Southlake Department of Planning & Development Services 1400 Main Street, Suite 310 Southlake, TX 76092 Variance Request Dear Department of Planning, I am the home owner at 2150 E Dove Rd, Southlake TX 76092 and am currently constructing our home on the lot I am writing to formally request a variance regarding the shared driveway requirement currently tied to this property. We propose the installation of an independent driveway in the location detailed in the attached Exhibit A. The variation is being requested for the following reasons: 1) Narrow Turning Radius and Emergency Access An existing gate structure on the neighboring property significantly restricts the entrance to our lot, creating a narrow 10 foot turning radius. This clearance makes it difficult to turn in, making entry and exit to the property difficult and cumbersome. Larger fire truck vehicles would be unable to navigate the turn into our property. Resolving this would require either the demolition of a permanent structure on the neighboring property on one side or the demolition of a sidewalk and utility pole on the otherside. This would create a hardship for both parties. 2) Traffic Bottleneck The shared driveway is limited to a width of 12 feet, with no possibility for expansion due to its placement. Because two vehicles cannot pass simultaneously, any vehicle entering the property while another is exiting would be forced to wait on Dove Road. As Dove Road is a two-lane road, this would create a traffic bottleneck. The problem is compounded due to the narrow turning radius slowing down entry and exit. An independent driveway would reduce congestion on Dove road. 3) Consistency with Neighborhood The requested variance aligns with the existing development patterns on Dove Road where each house has its own driveway. Existing homes as well as other homes currently under construction have been granted similar approvals for independent driveways that do not meet standard separation requirements. 4) Existing Cutout A curb cutout already exists at our proposed location. Utilizing this established point of entry is the most natural and least disruptive solution for the site topography. We look forward to a favorable response to our proposed driveway plan.
